Role Description

As the VP of Acquisitions, you will grow SIG's portfolio by finding, underwriting, and closing self-storage and commercial real estate deals that meet our return targets. You'll lead the acquisitions and development team and build the broker and seller relationships that get us first look at on- and off-market opportunities. Every deal you work should create value across the company:

  • AUM and transactional revenue for SIG
  • Third-party management contracts for FUS
  • Construction revenue for SCM on land deals

Key Performance Indicators

  • Total AUM in portfolio – Growth in assets under management from acquisitions closed.
  • Transactional revenue – Acquisition fees and other deal-generated revenue earned by SIG at closing.
  • 3PM opportunities – Third-party management deals for FUS sourced through the acquisitions pipeline, including deals SIG passes on as a buyer.
  • SCM revenue through dirt deals – Construction revenue for SCM generated from land and ground-up development acquisitions.

Outcomes

  • Set the strategy: Set acquisition and development strategy aligned with SIG's growth plan.
  • Underwrite fast: Underwrite 95% of listed deals within 72 hours and respond to brokers within 48 hours of underwriting.
  • Keep the pipeline full: Execute 2 roadshows and 250 lead follow-ups per month.
  • Grow off-market deal flow: Maintain a consistent pipeline of on- and off-market self-storage and commercial opportunities, with off-market deals making up a growing share.
  • Negotiate strong terms: Close deals on terms that protect SIG on price, contingencies, and timelines.
  • Hit return targets: 85% of deals closed meet or exceed underwritten IRR and ROI, and acquired assets perform in line with underwriting after closing.
  • Own the market relationships: Return broker calls within 24 hours, keep Salesforce current on every active opportunity, and earn positive broker feedback. Build relationships with investors and industry contacts that make SIG a known buyer in target markets.
  • Create value beyond SIG purchases: Evaluate deals that don't fit SIG's buy box for FUS 3PM potential and hand them off, and bring SCM into underwriting on land and development deals before the LOI goes out.
  • Run a disciplined process: Move every deal through a documented process from sourcing to closing that complies with regulatory requirements and SIG's strategy. Give senior management regular reporting on pipeline, deal status, and KPIs.

Qualifications

  • Bachelor's degree in real estate, finance, business administration, or related field; master's preferred.
  • 10–15 years in real estate acquisitions, with a proven track record of leading acquisition teams.
  • Self-storage acquisitions experience strongly preferred.
  • Demonstrated success in deal sourcing, negotiations, and portfolio management, including off-market and land/development transactions.
  • Strong financial analysis and underwriting skills (IRR, cash flow modeling, valuation).
  • Strong understanding of market analysis, due diligence, and property valuation.
  • Proficiency with CRM software, preferably Salesforce.
  • Willingness to travel for site visits, roadshows, and broker meetings.
