[Hiring] Curative Landman @Purple Land Management

Role Description

Purple Land Management is adding curative landmen to an active title curative project covering multiple drilling and spacing units in western Oklahoma (Roger Mills and Ellis Counties, OK). You’ll receive assigned requirements from division order title opinions and own them to closure. This involves:

• Determining what each requirement is actually asking for.
• Locating the people who have to act on it.
• Contacting them directly.
• Drafting the instrument.
• Getting it executed and recorded.

Much of this work is independent and calls for sound judgment, as the owners you're contacting are usually not in this business and the records you're working from are often incomplete. You'll have a supervising landman to escalate to, and you're expected to recognize when a situation needs that.

Qualifications

• Prior experience handling title curative work.
• Ability to read a division order title opinion and understand what each requirement is asking for.
• Working knowledge of common title defects and how they're cured in practice.
• Comfort communicating with mineral and royalty owners outside the industry by telephone and in writing.
• Careful drafting from confirmed facts only.
• Independent judgment and the ability to prioritize and track a list of open requirements.
• Proficiency in Google Workspace.

Requirements

• Review assigned requirements from division order title opinions, determine what each one requires, and identify the resolution path.
• Locate the mineral owners, royalty owners, heirs, devisees, and successor entities named in each requirement using county records, probate and district court filings, obituaries, and public search resources.
• Contact owners by telephone, mail, and email, explain the requirement and the instrument you're asking them to sign in plain language without giving legal advice, and manage the execution logistics including notary coordination and return mailings.
• Draft the curative instruments, including stipulations of interest, stipulations of interest and cross-conveyance, disclaimers, affidavits of heirship, corrective assignments, quitclaim deeds, and ratifications, with accurate legal descriptions, decimal interests, exhibits, and signature blocks matched to the capacity in which each party signs.
• File and record executed instruments with the county clerk and track each one through recording.
• Maintain organized records of every contact, response, and mailing in the curative contact log, and communicate status, obstacles, and items that need escalation to the supervising landman.
