Role Description

Our Client is seeking a high-energy, analytical, and negotiation-focused Remote Dispositions Specialist / Junior Disposition Coordinator to market and sell contracted residential properties to cash buyers, real estate investors, and realtors. Reporting directly to leadership, this position takes full ownership of the property disposition pipeline—launching marketing campaigns within one hour of receiving property assets, running comps to calculate After Repair Value (ARV), securing competitive buyer offers, negotiating assignment fees, and acquiring non-refundable earnest money deposits (EMD). Designed for a proactive dealmaker, this role actively builds the company's investor network to support 20+ monthly company closings.

Key Responsibilities

• Property Marketing, Valuation & Offer Management:
  • Launches property marketing campaigns via SMS (EZ Text) and email blasts within 1 hour of receiving property photos and approved asking prices.
  • Prepares high-converting property summaries, deal flyers, and investment highlight packages for investor distribution.
  • Runs comparable market analyses (comps) to establish accurate After Repair Values (ARV), verify exit percentages, and calculate target buyer profit spreads.
  • Secures a minimum of 3 verified buyer offers per property prior to deal acceptance (unless otherwise approved by management) to maximize assignment fee spreads.
  • Reassess pricing strategies after 72 hours if marketing generates insufficient buyer activity, and re-markets failed or canceled deals within 24 hours (ensuring no deal remains stagnant over 24 hours).
• Buyer Contracting, Negotiation & Escrow Handoff:
  • Negotiates with cash buyers and real estate investors to maximize contract spreads while preserving deal stability and closing timeline feasibility.
  • Verifies buyer Proof of Funds (POF), secures signed assignment contracts, and confirms receipt of non-refundable Earnest Money Deposits (EMD) on the same day contracts are issued.
  • Logs all incoming offers, buyer communications, assignment terms, and disposition statuses in Podio CRM in real time.
  • Partners closely with the Transaction Coordination team and closing attorneys to facilitate smooth title clearance and funding handoffs.
• Buyer Network Expansion & CRM Maintenance:
  • Proactively adds a minimum of 5 verified cash buyers or investor-focused realtors daily (targeting 100+ new buyers per month) to expand the company's disposition network.
  • Segments the buyer database within Podio and EZ Text by geographic preferences, price points, target yield, and asset types (single-family, multi-family, land).
  • Cleans and updates buyer records weekly, developing repeat buyer relationships to increase direct assignment velocity.
  • Responds to inbound buyer inquiries within 15 minutes during work hours, submits daily status logs, and presents weekly performance metrics.

Qualifications

• Practical experience in U.S. residential real estate wholesaling, investor sales, property comping, and assignment contract execution.
• Strong analytical skills to evaluate property comps, estimate rehab costs, determine ARV, and structure win-win investor returns.
• Demonstrated track record of negotiating purchase/assignment prices with cash buyers while protecting assignment margins.
• Working knowledge of real estate CRM software (Podio preferred), automated SMS marketing platforms (EZ Text or similar), and communication tools (Slack).
• Proven ability to operate with extreme urgency, adhering to strict turnaround rules (1-hour marketing launch, 15-minute inquiry response window).
• Fluent professional spoken and written English skills to negotiate comfortably with U.S. real estate investors, cash buyers, and realtors over the phone.
• Full availability to work Monday – Friday, 9:00 AM – 6:00 PM ET.
• High-performance personal computer setup, HD webcam, noise-canceling headset, and enterprise-grade high-speed internet connection in a quiet home office.

Preferred Qualifications

• Direct experience running automated SMS/email follow-up campaigns for off-market real estate dispositions.
• Existing network of cash buyers or real estate investors operating in North Carolina or Southeastern U.S. markets.
• DISC personality assessment completed and submitted with the application.
