Role Description
DNVR Group is expanding our real estate business and looking for two motivated Real Estate Acquisition Managers to help us connect with sellers, evaluate property opportunities, and move qualified transactions toward closing. This is a commission-based advisory and acquisition position.
Your responsibility is to build relationships, understand seller needs, follow up consistently, and help turn qualified opportunities into completed transactions.
You will manage seller relationships from the first conversation through property review, approved offers, contract coordination, and closing follow-up.
-
Contact warm leads: Call sellers who have expressed interest, respond to incoming inquiries, return callbacks, and reconnect with sellers already in the pipeline.
-
Communicate across multiple channels: Use professional phone calls, text messages, and emails through approved company channels. Respect contact preferences and requests to stop communication.
-
Understand seller needs: Ask thoughtful questions about why the owner wants to sell, their timeline, asking price, desired proceeds, concerns, and preferred outcome.
-
Build trust: Listen carefully, explain the process clearly, answer questions within your knowledge and authority, and follow through on commitments.
-
Gather property information: Document the address, property type, size, occupancy, condition, photos, repairs, access requirements, and other facts needed for review.
-
Identify decision-makers: Establish who owns the property, who is involved in the decision, and who may need to approve or sign transaction documents.
-
Research opportunities: Review comparable sales, market conditions, repair assumptions, and basic deal economics with DNVR's guidance. Keep estimates separate from verified information.
-
Prepare deal summaries: Organize seller goals, property facts, price expectations, timing, potential obstacles, and the recommended next step for company review.
-
Present approved offers: Explain DNVR-approved cash or net-to-seller options clearly. Document seller responses, questions, objections, and counteroffers.
-
Support negotiations: Work within documented company authority and obtain approval for changes to price, deposits, contingencies, deadlines, or other material terms.
-
Coordinate contracts and documents: Help the appropriate parties complete approved paperwork, signatures, information requests, and transaction milestones.
-
Support closing coordination: Communicate with sellers, DNVR team members, buyers or investors when assigned, title companies, and other closing participants.
-
Flag problems early: Bring ownership, title, payoff, lien, tenant, property-condition, or deadline concerns to the team's attention.
-
Maintain accurate CRM records: Record calls, texts, emails, property details, offer status, documents, promised callbacks, and the next action for every active opportunity.
-
Follow up consistently: Stay in contact with interested sellers, including those whose timing changes, and keep active deals moving.
-
Protect relationships: Treat sellers and transaction participants respectfully. Use accurate information and avoid promises that have not been approved or confirmed.
You must follow DNVR's approval process and the requirements that apply to your assigned duties. The role does not authorize legal advice, unapproved commitments on DNVR's behalf, or activities requiring a license without meeting the applicable requirements.
