Role Description

The Director of Land Development supports the pre-development phase of Tract Capital's data center and energy projects and carries those projects forward through the balance of their lifecycle. The role sits within Tract Capital's Project Development team, a subset of the Investments & Strategy team that holds responsibility for the development of Tract Capital's data center and energy assets. The Director of Land Development leads site diligence, campus master planning, entitlements, and permitting, from initial site control or joint venture through stabilization, then stays with the project through lease, vertical construction, stabilization, and the ultimate disposition of the asset.

Job Responsibilities

  • Lead site inquiry and evaluation of prospective sites in assigned markets, identifying risks and opportunities.
  • Own the pre-development workstream plan for assigned projects, defining diligence scope and holding the schedule.
  • Run land and site diligence, including title and survey, geotechnical, environmental, wetlands, cultural resources, traffic, and water and wastewater.
  • Drive entitlements and permitting across local, state, and federal jurisdictions.
  • Direct master planning with internal and external stakeholders.
  • Support internal power teams on entitlements, permits, and land use matters.
  • Support the creation and management of a bottom-up pre-development budget.
  • Assemble and manage the consultant bench, including writing scopes of work and negotiating agreements.
  • Interrogate engineering and consultant deliverables before circulation.
  • Represent Tract Capital before local government and attend relevant meetings.
  • Work with local apparatus that moves an approval, building relationships that drive approvals.
  • Support leasing and capital markets on assigned sites.
  • Advance the horizontal scope that makes a campus buildable.
  • Represent Tract Capital in the community, building relationships with adjacent landowners and community groups.
  • Uphold company Environment, Health & Safety standards across consultant and contractor activity.
  • Hand projects to construction without losing the record.
  • Contribute to scalable tools and processes that improve project delivery and communication.

Qualifications

  • Bachelor's degree in engineering, real estate development, architecture, planning, or an equivalent discipline.
  • Current or past Professional Engineer licensure greatly preferred.
  • Minimum four years' experience in large-scale land development, civil engineering, site planning, construction, or data center and energy development.
  • Direct ownership of at least one entitlement path from application through approval.
  • Data center, utility, or telecom engineering experience greatly preferred.
  • Experience with greenfield site development preferred.

Core Skills & Competencies

  • Working knowledge of real estate development fundamentals.
  • Practical command of the diligence stack.
  • Ability to read civil site plans and utility one-lines.
  • Working knowledge of power and energy infrastructure related to data center development.
  • Command of pre-development budgeting and capital forecasting.
  • Demonstrated negotiating experience with consultants, contractors, utilities, and public agencies.
  • Ability to manage multiple sites in different jurisdictions.
  • Judgment to escalate issues proactively.
  • Strong writing and verbal communication skills.
  • Ability to manage projects and teams effectively.
  • Curiosity and networking ability in structured and unstructured settings.
  • Fluency in Excel and PowerPoint.

Travel Requirement

50% travel required to project sites, jurisdictional hearings, utility and consultant meetings, and Tract Capital offices.

Expected Salary Range

$180,000 - $195,000 Base Salary + Discretionary Bonus
