Role Description
The Sr. Director of Capital Improvements leads all capital improvement projects across assigned divisions and FPI sites, ensuring on-time and within-budget completion. This role encompasses strategic planning, vendor management, team leadership, and proactive client communication to adhere to client operating budgets, FPI owner management agreements, and compliance with national regulations and company standards.
- Proactive communication of complex information for vendor selection, contract negotiation, and performance oversight
- Developing and implementing preventative maintenance programs
- Conducting property inspections
- Managing vendor relationships
- Ensuring safety and regulatory compliance
- Managing and mentoring the Director of Capital Improvements and the Regional Maintenance Directors
Qualifications
- High School diploma or equivalent required; a college degree in a related field is preferred
- Minimum 15 years of progressively responsible experience in renovations, maintenance, and construction, including at least 5 years in a multi-site regional Maintenance or Director of Capital Improvements role
- Minimum 2 years of supervisory experience
- Proficient in speaking, reading, and writing in English; Spanish is a plus
- Demonstrated experience in the real estate and multi-family housing industry, preferably in a third-party management environment
- HVAC certification required; industry certification or designation (CAMT, NAHMS, NAHMT, etc.) preferred
- Consistent attendance is essential for effective team performance
- Ability to travel to all communities within the assigned territory, including overnight stays
- Flexible schedule necessary to meet the demands of this role
- Telecommuting approved; must have a dedicated space to efficiently perform job duties

- Excellent verbal and written communication skills in English
- Excellent financial analysis skills to effectively formulate budgets and business plans
- Must maintain strict confidentiality
- Proven ability to manage and resolve workplace disputes
- Leverages business acumen to analyze market trends and operational performance
- Steers capital improvement projects through all phases
- Implements company technical communications and manages the vendor selection process
- Strong understanding of compliance with company safety standards and building codes
- Detail-oriented with effective prioritization and time management skills
- Cultivates strong relationships with a diverse range of stakeholders
