Role Description

The Associate Counsel I - Leasing will:

Draft, review, and negotiate leases and other legal documents for every department of the Company.

Perform legal research and interpret existing legal documents to determine the legal rights and obligations of the Company.
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:

Draft and Negotiate Lease Related Documents

Work with senior level counsel and other senior members of Legal department to:

Review document requests received from leasing department, verify inconsistencies on lease requests with leasing representative and/or legal management, and obtain all required approvals.

Prepare documents based on the document request, gather information needed, research and incorporate prior negotiated language, and include all necessary language to address all issues.

Review tenant comments/requests.

Discuss business points with leasing representative and offer suggestions to address both tenant’s concerns and the Company’s interests.

Negotiate the open business and legal points with tenant’s legal contact and obtain internal approvals of negotiated solutions with leasing representative and legal management, as necessary.

Revise documents based on negotiations and direction from leasing representative and legal management, as necessary.

Review tenant executed documents to ensure the form and content reflect negotiations and approvals and commence document execution process.

Draft and Negotiate Non-Lease Related and Lease Management Documents

Work with senior level counsel and other senior members of Legal department to:

Review requests for legal documents from various departments or provided forms and follow up with department representatives to clarify scope of projects.

Prepare or revise documents to address all legal and business concerns important to the department representative and the Company.

Negotiate the open business and legal points with the other party’s legal contact and obtain appropriate internal approvals of negotiated solutions with department representative and legal management.

Revise documents based on negotiations and direction from department representative and legal management, as necessary.

Review executed documents to ensure the form and content reflect negotiations and approvals and commence document execution process.
Qualifications

J.D. from accredited law school
-
Licensed to practice law in one state
-
0-4 years of drafting and negotiating retail space leases
Requirements

Ability to demonstrate sufficient computer skills that allow employee to use, in a proficient manner, all company issued software programs (Microsoft: Word, Excel, PowerPoint, Outlook, Office 365, Internet browser programs, Workday)

Majority of work occurs in an office or home environment

This position requires up to 5% travel. Must be able to travel via commercial airlines. Must maintain a valid driver’s license and can operate own vehicle or rental car in a safe manner.
