Role Description
The Senior Analyst will work closely with the Managing Director and take ownership of analytical workstreams across real estate market research, Highest & Best Use assessments, feasibility studies, development economics, and investment analysis. The role requires a hands-on professional who can independently build and review integrated financial models, assess real estate markets and development opportunities, evaluate investment returns and downside scenarios, and translate complex financial and market information into clear, evidence-based recommendations.
Key Responsibilities

Conduct real estate market research and analyze supply, demand, pricing, rental trends, and competitive developments.

Assess real estate investment opportunities and evaluate their financial viability and profitability.

Conduct Highest & Best Use (HBU), feasibility, gap, and alternative-use assessments for real estate development opportunities.

Build, maintain, and review integrated financial models and development cash flow models from scratch to evaluate investment scenarios.

Model development costs, revenues, operating assumptions, funding requirements, debt, interest, equity requirements, and project cash flows.

Conduct development appraisals and residual land analysis where relevant.

Evaluate investment performance using NPV, unlevered and levered IRR, equity returns/multiples, and other relevant investment metrics.

Perform sensitivity and scenario analysis to assess the impact of changes in costs, revenues, timelines, financing, and market assumptions.

Research comparable properties, competing projects, market conditions, and relevant economic indicators to support investment decisions.

Assess alternative real estate uses, development strategies, and investment options based on market evidence and financial feasibility.

Prepare clear, structured executive presentations and advisory reports to support decision making.

Translate complex financial and market findings into practical recommendations, highlighting key assumptions, risks, and trade-offs.

Validate data, review model assumptions, and maintain accurate, transparent financial models and supporting analysis.
Qualifications

Bachelorβs degree in Finance, Accounting, Economics, Real Estate, Business Administration, or a related field.

A relevant professional qualification or postgraduate degree is advantageous.
Requirements

3β5 years of relevant experience in real estate advisory, development, investment, or market research.

Mandatory prior or current financial experience within the real estate sector.

Proven experience independently building integrated financial models from scratch including linked financial statements, project cash flows, and investment returns.

Hands-on experience conducting real estate market research, feasibility studies, supply and demand analysis, and gap analysis.

Experience preparing investment reports and executive-level presentations.

Exposure to real estate feasibility studies, cash flow modelling, sensitivity analysis, and investment decision support is highly preferred.

Experience in KSA or GCC real estate market is preferred.
Skills & Attributes

Strong financial modelling and analytical skills, with the ability to build, review, and validate complex models independently.

Strong understanding of investment analysis, financial statements, cash flow forecasting, and investment return metrics.

Advanced Excel and PowerPoint skills are essential.

Experience with Power BI, Power Query, GIS, SQL, or Python is advantageous.

Strong market research capabilities, including the ability to assess data quality, validate sources, and develop evidence-based conclusions.
