[Hiring] Real Estate Transaction Operations Manager @Carrier Enterprise

Role Description

The Real Estate Transaction/Operations Manager will support the administration and operations of a large commercial real estate portfolio. This role involves:

• Assessing market trends and current conditions.
• Preparing and executing renewal negotiation strategies.
• Analyzing renewal proposals and preparing counterproposal recommendations.
• Developing economic and deal summary packages.
• Evaluating and preparing lease amendments.
• Ensuring compliance with lease agreements terms and conditions by supporting the regional teams in their repair and maintenance obligations.

Qualifications

• BA/BS in business, finance or similar analytical discipline.
• 3 to 5 years of related work experience in commercial real estate-portfolio administration/project management preferred.
• Understanding of commercial real estate lease negotiations, deal structures and lease terms.
• Proficient in Excel, Word, and PowerPoint.
• Familiarity with Tango Analytics / Lease Accounting rules a plus.
• Understanding of construction/project management/layout/design a plus.
• Excellent written and verbal communication skills.
• Ability to work independently on tasks.
• Highly motivated, results-oriented, and a strong work ethic.
• Detail-oriented with excellent time management and organizational skills.
• Strong customer service orientation with the ability to work across multiple departments within the company.

Requirements

• Support in the day-to-day administration and operation of a large commercial real estate portfolio, ensuring efficient management, compliance, and reporting.
• Prepare renewal negotiation strategies with existing landlords, analyze proposals, and provide counteroffer recommendations.
• Prepare and review lease amendment agreements and commencement date certificates to ensure compliance with negotiated terms.
• Follow up with the field organization to gather renewal requirements and prepare economic and deal summary packages.
• Evaluate localized real estate market rents and trends to prepare renewal negotiation strategies.
• Analyze, research, and compile data from facility lease agreements, contracts, and amendments related to defined obligations, options, critical dates, repairs and maintenance, and other relevant information.
• Track and monitor critical dates for facility leases, administer sublease agreements, and evaluate opportunities for subleasing surplus square footage.
• Track performance metrics for all real estate transactions and coordinate with field resources to ensure estoppel compliance.
• Review estoppel documents for accuracy and provide counter comments where applicable.
• Prepare standardized and customized reports to monitor, track and communicate key portfolio metrics and transactional status.
• Assist in maintaining the real estate management system.
• Coordinate with the field organization to obtain repairs and maintenance compliance documentation and tenant improvements requirements.
• Engage with landlords/property managers for accountability with reported lease obligated repair and maintenance requirements.
• Develop and maintain an HVAC preventative maintenance tracking program, ensure compliance with lease obligations and provide relevant data in a timely manner to landlords/property managers.
