Role Description

The Site Manager (SM) serves as the operational lead for an assigned portfolio of self-storage facilities. Depending on portfolio structure and tiering, the Site Manager may either operate alongside Operations Leadership or independently oversee a portfolio with broader operational ownership and accountability.

This role combines operational execution, portfolio oversight, customer experience management, and day-to-day facility coordination. The ideal candidate understands self-storage operations, can proactively identify operational gaps, maintain strong portfolio visibility, and ensure facilities consistently operate to company standards.

Success in this role requires strong organizational skills, operational awareness, accountability, communication, and the ability to balance multiple priorities across a portfolio of facilities in a fast-paced remote environment.

Key Responsibilities

• Serve as the operational lead for an assigned portfolio of self-storage facilities while maintaining visibility into overall portfolio performance, operational health, customer experience, and day-to-day execution.
• Monitor and help improve key KPIs, including occupancy, revenue trends, delinquency, operational consistency, and customer sentiment, while proactively identifying risks, gaps, and improvement opportunities.
• Support owner relationships through operational communication, follow-up, and partnership alongside Operations Leadership where applicable.
• Oversee daily operational activity across assigned facilities, including leasing activity, delinquency management, auction compliance, vendor coordination, maintenance follow-up, and facility readiness.
• Coordinate and oversee Boots on Ground (BOG) execution while ensuring facilities maintain strong curb appeal, cleanliness, safety, and operational standards.
• Review escalated tenant concerns and operational issues while driving timely resolution and follow-through.
• Maintain accurate operational documentation and visibility across systems, including HubSpot, StoreEdge/SiteLink, AI Lien, Storage Reach, and other operational platforms.
• Ensure compliance with delinquency, auction, and operational processes while supporting operational audits and walkthroughs across the portfolio.
• Work closely with Revenue Management, Marketing, Transitions, Support teams, and Operations Leadership to maintain operational consistency and support overall portfolio performance.

Qualifications

• 3+ years of experience in self-storage operations, property management, customer operations, or a service-based environment.
• Strong understanding of day-to-day facility operations, customer service, delinquency management, and operational execution.
• Experience managing multiple priorities, facilities, vendors, or operational workflows simultaneously.
• Strong organizational skills with attention to detail and accountability.
• Ability to identify operational gaps and drive follow-through independently.
• Strong communication and problem-solving skills.
• Comfortable working independently in a remote environment while collaborating across multiple teams.
• Experience with StoreEdge and/or SiteLink strongly preferred.
• Experience using HubSpot or similar operational platforms is a plus.
