[Hiring] Senior Bookkeeper @Somewhere

Role Description

Our client is hiring a full-time, remote Bookkeeper to own its day-to-day books and accounts payable, and to make those processes faster with automation and AI.

Our client owns and operates a growing residential rental portfolio, managing around 250 units today and on track to reach 500 next year. Their books need to keep pace without adding headcount every time the portfolio grows.

This is not a role where someone hands you a binder. You will step into live systems, learn how they work, and build the processes and documentation yourself. They want someone experienced enough to figure things out independently, and forward-thinking enough to automate what can be automated.

What you'll do

• Accounts payable and service issues
  • Own the full AP cycle. Every payment made, from utility bills to payroll, is tied to a service issue in Rent Manager.
  • Confirm each service issue is complete: checklist closed, documentation attached, and spend within budget for the right property and expense account.
  • Verify approvals before anything is paid. Approvals are currently captured as screenshots from Google Chat and attached to the record.
  • Manage the many utility accounts across properties, including tracking down and organizing logins.
• Payroll, contractors and cards
  • Run the weekly 1099 construction payments and make sure they reconcile to the chart of accounts.
  • Support payroll and contractor payments through QuickBooks and QuickBooks Payroll.
  • Load and manage American Express cards for team members.
• Leasing bookkeeping
  • Record the accounting side of move-ins and move-outs: move-in dates, prorated charges and related entries.
• Automation and process building
  • Map current AP and bookkeeping workflows and write down the processes as you build them.
  • Use AI tools (such as Claude) and automation to cut manual work, for example pulling approvals from Google Chat into service issues or checking bills against budgets automatically.
  • Design workflows that scale, so the same process works at 500 or 5,000 units.

Qualifications

• 3+ years of hands-on bookkeeping with full ownership of accounts payable.
• Strong accounting fundamentals: chart of accounts, reconciliations, accruals and expense coding.
• Proficiency in QuickBooks Online, including QuickBooks Payroll and 1099 contractor payments.
• Experience working in property management software. Rent Manager is strongly preferred; AppFolio, Yardi or Buildium is a good foundation.
• A track record of building or improving processes, not just following them.
• Practical experience using AI or automation tools to speed up accounting work, with examples you can walk us through.
• Ability to work independently with limited onboarding time, and to know when a question genuinely needs escalating.
• Excellent written English and a reliable home internet connection with a backup option.

Nice to have

• Bookkeeping experience in residential real estate, multifamily or property management.
• Familiarity with construction or contractor-heavy payables.
• A CPA, ACCA or equivalent accounting qualification.
• Experience with Google Workspace, including Google Chat.

• Compensation: Competitive monthly salary in USD, based on experience
