Role Description
The Director of Finance & Property Operations will oversee portfolio-wide financial performance, property operations, reporting, and compliance. This role partners closely with ownership to design and implement systems, processes, and policies that support disciplined growth and best-in-class operations.
Key Responsibilities

Lead the preparation, review, and consolidation of annual operating budgets at both the property and corporate levels.

Oversee monthly, quarterly, and annual financial and operational reporting for all properties, ensuring accuracy, timeliness, and clarity for ownership, lenders, and investors.

Monitor performance against budget and pro forma; perform variance analysis and drive corrective action plans to achieve NOI, cash flow, occupancy, and delinquency targets.

Supervise and support regional and property managers, providing ongoing coaching, performance feedback, and accountability for results.

Coordinate with HR on hiring, onboarding, performance reviews, disciplinary actions, and terminations for property management staff.

Develop, write, maintain, and enforce process guides, standard operating procedures, and policy manuals for property operations and corporate functions.

Ensure compliance with fair housing laws, landlord-tenant requirements, company policies, loan covenants, and affordable housing program rules.

Implement and maintain organizational systems to track key deadlines, projects, and compliance tasks across the portfolio.

Oversee effective use of property management and accounting software (Entrata) and lead process improvements to increase efficiency and data quality.

Collaborate with ownership and senior leadership on strategic initiatives, including capital planning, portfolio optimization, and new property onboarding.
Qualifications

Bachelor's degree in finance, accounting, real estate, business administration, or a related field required.

Advanced degree (MBA, MS in Real Estate/Finance) and/or professional designations (CPM, CAPS, CPA) strongly preferred.

3β5+ years of progressively responsible multifamily property management experience, including portfolio or regional-level oversight.

Demonstrated track record managing property and corporate budgets, analyzing financial statements, and driving NOI and cash flow performance.

Direct experience supervising regional and property managers and leading on-site teams in a high-volume, deadline-driven environment.

Strong understanding of multifamily operations, including leasing, maintenance, resident relations, and basic landlord-tenant law; experience with affordable housing programs is a plus.

Advanced proficiency with property management and accounting software (Entrata, Yardi, RealPage, MRI, or similar) and strong skills in Excel and Microsoft Office.

Excellent English verbal and written communication skills.

Exceptional organizational skills and strong analytical and problem-solving abilities.

High level of professionalism, integrity, and discretion, with a strong sense of ownership and follow-through.

TCS preferred/required within first 6 months of hire.
