Role Description

This role involves managing accounts receivable and payable, as well as general ledger responsibilities.

Accounts Receivable:
- After new tenant move-in, review tenant charge and rent roll, ensuring all charges match the contract.
- Deposit received checks at the bank and submit Rental Declaration Request in the system.
- Run Delinquency Report bi-weekly and make notes of the reasons after discussion with the leasing agent.
- Submit Delinquency Analysis Report to management every month.
- Prepare “Write off bad debt list” and input into the system after approval.
- After reviewing the move-out package, process “Post account in system, issue security deposit refund check and update in system.
Accounts Payable:
- Make purchases once receiving approved purchase orders.
- Collect vendor information (W9, contract, etc.), and create new vendor profiles in the system.
- Review all vendor invoices and enter bills in the system.
- Run an AP report every week. Pay bills with credit card and process “pay bill” in the system.
- Process owner’s payment or funds transferred between bank accounts for the same property.
- Calculate & Post Management Fee Bills.
- Prepare owner’s report by the 10th of every month.
General Ledger:
- Calculate depreciation table and post depreciation JE in the system every quarter.
- Generate and submit accounting reports on time when needed.

Qualifications

Bachelor/Master's degree in Accounting or related major required.
2 years minimum experience in Property Management is required.
Knowledge of general accounting principles, regulatory standards, and compliance requirements.
Proficiency in MS Office Suite.
A high degree of accuracy, attention to detail, and confidentiality.
Effective verbal, listening, and written communication skills.
Effective organizational, stress, and time management skills.
Highly intelligent, driven, competitive, strong work ethic, high level of integrity.
