[Hiring] Real Estate Investment and Operations Manager @GVW Group, LLC

Role Description

We’re seeking a Real Estate Investment & Operations Manager to be a right-hand partner to the founder, someone who thrives on owning the details, solving problems, and getting deals across the finish line.

• Investment & Financial Analysis
  • Underwrite and model potential development or acquisition projects
  • Prepare investment memos and support due diligence efforts
  • Monitor project budgets, timelines, and financial performance
• Development & Project Coordination
  • Manage permitting, entitlement, and construction timelines
  • Interface with architects, engineers, GCs, and municipalities
  • Track punch lists, delivery dates, and cost change orders
• Leasing & Tenant Coordination
  • Own the leasing process and make sure we have the smallest number of vacancies in the portfolio
  • Coordinate with brokers, respond to tenant inquiries
  • Track leasing pipelines and managing CRM updates
  • Support lease negotiations and execution logistics
• Operational Management
  • Own task tracking, follow-ups, and reporting across projects
  • Anticipate issues and proactively drive resolution
  • Ensure smooth execution across all moving pieces of a deal

Qualifications

• 7+ years of experience in real estate investment, development, or leasing (industrial preferred)
• Strong financial modeling and Excel proficiency
• Solid understanding of real estate deal lifecycle (from site selection to stabilization)
• Prior experience in small company, startup, or entrepreneurial setting preferred
• Bachelor's degree required (Finance, Real Estate, or related fields)

Physical Requirements

• Capable of meeting OSHA standards for manual lifting guidelines: < 50lbs
• While performing the duties of this job it is required to stand, walk, use hands, and reach with hands or arms when necessary for job activity
• Ability to stand and/or walk for extended periods

Location

This role will be based at our Birmingham facility with opportunities for remote work and regional travel.
