Role Description

Conduct detailed and comprehensive examinations of commercial property records, including:

• Deeds
• Easements
• Liens
• General index
• Tax records
• Plat examining
• Related documents

Review and validate:

• Chain of title
• Legal descriptions (well versed with all types of legal descriptions)
• Surveys
• Other instruments to produce accurate title commitments

Analyze complex, multi-parcel, multi-site, or specialized commercial transactions with a high degree of competency and independence.

Apply First American underwriting guidelines consistently to ensure quality and risk mitigation.

Qualifications

• 3+ years of title examination experience, with significant exposure to Full Search (Minimum 30 Years Search Standard) transactions preferred.
• Commercial real estate or legal experience and familiarity with multi-state transactions are highly beneficial.

Requirements

• Support specialized commercial segments such as hospitality, industrial, multifamily, office, retail, renewable energy, telecommunications, or utility infrastructure.
• Provide examination insights for complex developments requiring ALTA/NSPS survey coordination, special endorsements, or unique risk analysis.
• Serve as a resource for team members seeking guidance on high-complexity or unique title matters.
• Demonstrate a strong commitment to understanding and meeting the expectations of commercial clients, attorneys, lenders, brokers, and internal partners.
• Provide clear, timely communication and guidance regarding title findings, special requirements, or potential issues.
• Anticipate client needs and adapt examination efforts to unique or niche commercial property types.
