[Hiring] Project Manager, Capital Projects @Welltower™ Inc. (NYSE:WELL)

Role Description

This position will assist with the Capital Projects oversight of our national senior housing portfolio. This role is responsible for:

• Scope development
• Creating renovation/asset plans
• Developing and underwriting budgets to maximize the value of our assets

This is a REMOTE role that must ideally reside in or near the midwest region.

Qualifications

• High School Diploma required
• Bachelor’s degree in Real Estate, Construction Management, or related field highly preferred
• A minimum of 5 years’ project management experience within the seniors housing or multi-family industries
• Applicants must be able to pass a pre-employment drug screen

Requirements

• Participate in Capital Diligence inspections and processes at the direction of the Senior Director
• Develop and manage comprehensive due diligence checklists, trackers, and data rooms to ensure timely and organized information flow
• Oversee and review third party reports including PCA, Environmental, zoning, etc.
• Identify capital expenditure requirements and validate underwriting assumptions related to renovations, repositioning, or value-add strategies
• Create comprehensive 10 year life cycle analysis for new acquisitions and current fund allocated assets
• Manage and execute daily on-site activities for multiple projects and lead project meetings with subcontractors, consultants, and stakeholders at frequent intervals
• Conduct frequent property inspections to ensure projects follow proper safety precautions, supervise the work of contractors, diagnose, and troubleshoot problems as necessary
• Establish expectations and collaborate with internal and external stakeholders to ensure projects are on schedule and within budget
• Lead project kick-off meetings and conduct final sign-off inspection with internal/external stakeholders
• Prepare/update weekly/monthly project status reports to internal/external stakeholders, process invoices and change orders, and update construction progress schedules and trackers
• May participate in developing scopes of work, timelines, and other needs and parameters around the planning of a Redevelopment project
