Role Description
Our Client is seeking a highly motivated and proactive Marketing & Leasing Virtual Assistant to drive customer acquisition and occupancy growth. This is a results-oriented role that blends digital marketing, lead management, and local outreach. The successful candidate will be responsible for dominating online visibility across platforms like Facebook and Google, while building a robust referral engine with local businesses. This position requires a self-starter who can manage a structured weekly workflow independently to ensure no lead is left behind.
Key Responsibilities

Online Visibility & Listings Management

Manages and refreshes Facebook Marketplace and Craigslist listings daily to capture local demand for various unit sizes.

Drives engagement in local community and moving groups on Facebook and Nextdoor using a "soft-sell" marketing approach.

Creates visually appealing advertisements using Canva or AI-driven tools to promote specialized storage solutions (Climate-controlled, Boat/RV, Business storage).

Optimizes Google Business Profiles by uploading fresh content, responding to reviews, and managing Q&A sections.

Partnership & Referral Outreach

Builds and maintains strategic relationships with apartment managers, realtors, local movers, and restoration contractors.

Promotes and tracks referral programs to ensure a steady stream of high-quality leads from local industry partners.

Maintains detailed referral spreadsheets to track ROI and payout schedules for partners.

Leasing & Lead Follow-Up

Proactively follows up with old inquiries and Marketplace leads to convert them into active tenants.

Communicates with existing tenants to drive referral program participation and contacts moved-out customers with re-entry promotions.

Supports the call center operations during designated periods to assist with inbound inquiries and bookings.

Reporting & KPI Tracking

Tracks critical performance metrics including leads generated, move-ins by source, occupancy growth, and review growth.

Maintains organized reporting dashboards to help leadership identify which marketing channels are most effective.

Organizes and edits facility photography for use in digital and print marketing materials.
Qualifications

Experience:
Proven experience in digital marketing, leasing, or a high-volume virtual assistant role. Background in real estate or property management is a significant plus.

Language:
Strong English communication skills (written and verbal); capable of professional outreach to US-based business partners.

Technical Skills:
Proficiency with Facebook Marketplace/Groups, Google Sheets, and basic website updates. Familiarity with Canva and ChatGPT for content creation is essential.
