Role Description
The Senior Asset Manager operates independently under the guidance of the Asset Management Lead or Director to ensure the long-term financial and physical well-being of HumanGoodβs Section 42 LIHTC and HUD communities. This role ensures compliance with HumanGood, owner, and lender requirements, and contributes to the overall performance and sustainability of the assigned portfolio.
Schedule: Full-Time
Monday - Friday at 8:00 AM - 5:00 PM
Location: Remote; must be located in CA, OR, WA, DE, or PA
Qualifications

6+ years of experience in Affordable Housing required.

4+ years of experience with LIHTC funding required.

4+ years of experience in Affordable Housing asset management preferred.

BA degree in finance, public administration, business, or related field (MA preferred). Work experience may be substituted.

Understanding of operations of affordable housing.

Experience working with multiple internal and external clients.

Ability to follow-through and deliver work assignments on time.

Conscientious to work detail and well organized are essential.

Knowledge of multifamily subsidy sources, including Section 42 low-income housing tax credits, state or local housing funding.

Knowledge of HUD real estate policies and/or transactions.
Requirements

Develop and implement strategies to maximize portfolio value, cash flow, and long-term financial performance, including recapitalization opportunities.

Identify underperforming or βWatch Listβ properties and recommend corrective strategies.

Monitor properties through stabilization and the first full fiscal year to ensure pro forma performance.

Independently monitor properties transitioning into operations to ensure pro forma performance through stabilization and the first full fiscal year.

Analyze budgets against projections, benchmarks, and goals to ensure compliance with affordability, operating expenses, reserve funding, and cash distribution requirements.

Support Operations in developing project budgets that meet debt service coverage, reserve funding, and cash flow distribution needs.

Monitor operating expenses and provide variance explanations; propose creative solutions to financial challenges.

Review and track annual budgets, audited financials, tax returns, and capital accounts; ensure timely submission to stakeholders.

Review and complete waterfall calculations and distribution summaries.

Participate in long-term capital planning and ensure reserve accounts are adequately funded.

Coordinate with Finance and Operations to ensure timely reserve draws and insurance claim processing.

Track and support property tax exemptions and appeals.

Serve as primary contact for lenders, investors, municipalities, and regulatory agencies regarding compliance, reporting, and reserve withdrawals.

Ensure timely and accurate submission of compliance reports to all stakeholders.

Monitor utility reporting for compliance with energy benchmarking requirements.

Review and interpret regulatory, loan, and partnership agreements; summarize key compliance and financial obligations.

Track and close out audit and compliance findings.

Maintain current housing certifications and stay informed on relevant regulations and best practices.

Provide financial and compliance input for new developments and support transitions from Development to Operations.

Coordinate with Development, Operations, Compliance, Finance, and Maintenance to address property needs and performance.

Conduct and document property inspections and site walks.

Lead quarterly financial and property performance discussions.

Support end-of-compliance-period strategies, including investor buyouts.

Maintain accurate asset information and property plans.

Mentor Asset Managers and review financial models and reports.

Lead or support special projects and portfolio initiatives as needed.

Recommend process and performance improvements across the portfolio.
