Role Description

The Application Screening Specialist is a part of Waterton's Centralized services. The specialist is responsible for conducting applicant screening activities for communities across the portfolio. This role serves as the primary point of contact for applicants throughout the screening process, guiding prospects through identity verification, income verification, and credit screening requirements while ensuring a positive customer experience. This is a remote position and work location in the Central and Mountain regions are preferred.

• Reviews and processes rental applications in accordance with company screening criteria and established service level standards.
• Conducts applicant identity verification, income verification, and credit screening reviews.
• Contacts applicants to obtain missing documentation, clarify discrepancies, and assist with completing screening requirements.
• Provides exceptional customer service throughout the screening process and serves as a resource for applicant questions.
• Collaborates with third-party screening vendors and technology partners to resolve application issues, verification challenges, and system exceptions.
• Identifies potential fraud indicators and escalates suspicious applications for further review.
• Accurately documents application activity, communications, and screening outcomes in company systems.
• Ensures application decisions are made consistently and in accordance with company policy, fair housing guidelines, and regulatory requirements.
• Completes weekly audits of property level standards including rent ready inspections, move in charges and functions to ensure compliance with the company policies.
• Maintains established turnaround time expectations and productivity standards.
• Communicates screening outcomes and required next steps to prospects, leasing teams and operational partners.
• Assists with audits, quality assurance reviews, and compliance initiatives.
• Supports acquisitions, dispositions, lease-ups, and other portfolio initiatives requiring centralized screening support.
• Participates in training programs and process improvement initiatives to enhance screening efficiency and customer experience.

Qualifications

• Ability to prioritize multiple tasks efficiently.
• Excellent customer service skills.
• Ability to work well with others in a team environment.
• Basic understanding of multifamily housing principles.
• Yardi experience a plus.
• High school diploma or equivalent.

• Typical Base Pay: $25-$30/hour. Pay may vary based on location and/or experience.
