Role Description

This role involves examining titles to determine the legal condition of primarily commercial or industrial property titles.

  • Search public records and examine titles
  • Copy or summarize recorded documents affecting title condition
  • Work independently to determine status and establish chain of title
  • Handle projects ranging from simple parcels to complex commercial properties

What You'll Do:

  • Perform title examination and analyze the chain of title for a wide range of title orders
  • Abstract and analyze records such as leases, subleases, liens, judgments, easements, and vital statistics
  • Determine ownership and legal restrictions to verify legal description of property
  • Resolve issues such as missing or contradictory information in title documentation
  • Prepare initial title commitment documentation based on procedural guidelines
  • Prepare and review reports for accuracy
  • Provide underwriting interpretation within established guidelines
  • Perform other duties as assigned

Qualifications

  • Commercial Title Examination experience for Tennessee
  • High School Diploma or equivalent
  • 3+ years of title examination experience
  • State license(s) if required
  • Detail / quality orientation
  • Analytical review skills
  • Research skills
  • Strong problem-solving skills
  • Communication skills, both verbal and written
