Role Description

20four7VA is seeking offshore independent contractors to deliver remote services to clients worldwide, with a primary focus on developed markets such as the United States, the United Kingdom, Canada, and Australia.

A growing Oklahoma-based real estate investment company is seeking a part-time Virtual Assistant to conduct outbound calls, follow up with property-owner leads, and identify qualified acquisition opportunities.

• The company purchases distressed properties for renovation, resale, and long-term or short-term rental.
• The immediate priority is freeing the owners from the recurring calling workload so they can focus on acquisitions, property management, renovations, and business growth.
• The VA will work both cold and warm leads, gather initial property and seller information, maintain accurate CRM records, and schedule or hand off qualified opportunities to the owners for further discussion and negotiation.
• Direct real estate experience is helpful but not required; strong calling, communication, and lead-qualification skills are more important.
• The objective of each engagement is to assist the client in improving business efficiency, enhancing service delivery, or supporting operational functions through high-quality, task-specific services rendered by a qualified contractor.

Qualifications

• Previous cold calling, appointment setting, or lead qualification experience preferred.
• Experience calling U.S.-based consumers strongly preferred.
• CRM experience preferred.
• Real estate investment, real estate, mortgage, home services, construction, or similar experience is a plus but not required.
• Strong spoken and written English required.
• Experience handling both cold and warm leads preferred.
• Strong follow-up and documentation habits.

Requirements

• Contractors will be required to provide services that align with the following client tasks:
• Outbound Calling & Lead Follow-Up
• Conduct cold calls to client-provided property-owner lists.
• Contact purchased warm leads promptly.
• Follow up consistently with previous prospects.
• Send follow-up SMS and emails when prospects do not answer.
• Use client-provided scripts and qualification criteria.
• Gather basic information regarding the property, seller situation, and level of interest.
• Schedule or hand off qualified opportunities to the owners.
• CRM & Lead Management
• Maintain accurate lead information, notes, and dispositions.
• Update lead stages and follow-up requirements.
• Score or categorize prospects according to the client's process.
• Maintain organized records of calls, texts, emails, and next steps.
• Ensure promising leads do not fall through the cracks.
• Each engagement is based on a defined scope of work and is governed by an independent contractor agreement.
• Services must be performed professionally, with adherence to any timelines, guidelines, and deliverables agreed upon in writing.
