Role Description

The Development Associate is responsible for supporting acquisition, development, entitlement, and permitting activities across the company's industrial outdoor storage (IOS) development pipeline. This role provides critical research, coordination, tracking, and administrative support to the Director of Business Development and Director of Development, ensuring opportunities and projects advance efficiently from initial site identification through permitting and project execution.

The Development Associate serves as a key operational resource by managing recurring research, documentation, project tracking, and stakeholder coordination activities, allowing senior leadership to focus on strategic decision-making, negotiations, client relationships, and project execution.

Work hours: 9:00 AM - 6:00 PM EST or 9:00 PM - 6:00 AM Manila time

What you’ll do

• Property Sourcing & Screening: Conduct property searches using industry tools (such as Co-Star, Loopnet, and Prexy) to identify viable sites based on specific client criteria; maintain active pipeline and opportunity trackers.
• Site Feasibility & Zoning Research: Research local municipal zoning rules, land-use regulations, and outdoor storage allowances to perform preliminary site feasibility analyses.
• Permitting & Entitlement Support: Build and maintain permit matrices; proactively track submittals, agency contacts, feedback, and deadlines across multiple jurisdictions.
• Project Tracking & Bid Analysis: Coordinate project schedules and milestones; organize contractor responses and input critical bidding data into analytical trackers.
• Stakeholder Coordination: Manage communication flow and documentation between internal teams, consultants, brokers, and municipal contacts.

Qualifications

• 2–5 years of experience in commercial real estate, development, acquisitions, project coordination, planning, engineering, construction management, or a related field
• Experience in commercial, industrial, or land development preferred
• Strong understanding of zoning, land use, entitlement, and development processes preferred
• Experience coordinating projects involving multiple stakeholders and deadlines
• Strong research, analytical, organizational, and problem-solving skills
• Ability to manage multiple projects simultaneously in a fast-paced environment
• Strong written and verbal communication skills
• Proficiency in Microsoft Excel, Word, PowerPoint, and project tracking software
• Experience with GIS, mapping tools, or real estate research platforms is a plus
• Bachelor's degree in Real Estate, Business, Finance, Planning, Construction Management, Engineering, or related field preferred
