Role Description

Rimkusโ€™ Due Diligence practice is seeking an Associate Consultant to support delivery of both Property Condition Assessments (PCAs) and Phase I Environmental Site Assessments (ESAs) across a national portfolio of commercial real estate assets. This role supports institutional investors, lenders, and property owners by evaluating property condition, identifying environmental and physical risks, and contributing to capital expenditure planning for real estate transactions.

This is a dual-scope field-and-report role, combining site inspections, data collection, and technical analysis. The Associate Consultant performs and supports PCA and ESA assignments, translating findings into clear, defensible reports that inform client investment, risk management, and capital planning decisions.

Duties and Responsibilities

  • Field Assessments
    • Conduct on-site Property Condition Assessments (PCAs) and Phase I Environmental Site Assessments (ESAs) across a variety of property types (multifamily, industrial, retail, office, hospitality).
    • Perform PCA field evaluations in accordance with ASTM E2018-24 standards and ESA site reconnaissance in accordance with ASTM E1527 standards.
    • Evaluate structural systems, building envelope and roofing, MEP systems, fire and life safety systems, and site improvements.
    • Conduct environmental site observations to identify potential Recognized Environmental Conditions (RECs), Historical RECs, and Controlled RECs.
    • Observe and comment on general compliance considerations, including accessibility (ADA).
    • Document conditions with representative photographs and detailed field notes.
  • Data Collection & Analysis
    • Review available property documentation, including maintenance records, capital plans, historical environmental reports, and regulatory data.
    • Conduct interviews with property managers, owners, and site personnel to gather condition and operational history.
    • Identify and evaluate observed deficiencies, deferred maintenance, environmental risks, and life-cycle considerations, including anticipated repair and replacement needs.
    • Support review of regulatory databases and historical records as part of the ESA due diligence process.
  • Reporting & Deliverables
    • Prepare or support PCA and ESA reports that meet client, lender, and agency requirements within established timelines.
    • Contribute to development of Immediate Repair Needs (IRNs) and Replacement Reserve cost estimates, including multi-year capital expenditure (CapEx) tables.
    • Assist in preparation of ESA findings, including identification and documentation of RECs and related conclusions.
    • Participate in internal QA/QC review processes.
  • Project Support
    • Manage multiple concurrent assignments and meet defined deadlines.
    • Coordinate with internal project management and scheduling teams to confirm site access, timelines, and deliverable requirements.
    • Support proposal inputs and scope development as needed.
    • Collaborate with environmental, structural, and MEP specialists on multi-scope engagements.

Required Skills and Abilities

  • Demonstrated experience preparing or contributing to PCA, BCA, FCA, and/or Phase I ESA reports.
  • Comfortable performing fieldwork in varying conditions, including roof access, crawlspaces, ladders, and mechanical rooms.
  • Strong written communication skills, with the ability to translate field observations into clear, client-ready findings.
  • Proficiency in Microsoft 365 tools, including Outlook, Excel, SharePoint, and Teams.
  • Ability to manage multiple assignments and work independently with limited supervision.
  • Effective verbal and written communication skills.
  • Ability to travel up to 50โ€“75%.

Technical / Industry Knowledge

  • Understanding of building system operation, typical life expectancies, and common repair/replacement strategies, with ability to translate findings into capital planning inputs.
  • Working knowledge of building systems, including structural, building envelope, MEP, and fire protection systems, as well as general operation and maintenance principles.
  • Familiarity with environmental due diligence processes, including ASTM E1527 Phase I ESA requirements and REC identification.
  • Familiarity with national model building codes and standards (ICC Codes), National Electrical Code (NEC), and applicable life safety systems (e.g., NFPA 72), with ability to interpret local jurisdictional variations.

Preferred Knowledge

  • Experience with both PCA and Phase I ESA report preparation.
  • Experience with Quire technical report writing software.
  • Experience with project management platforms (e.g., Asana).
  • Relevant technical certifications, training, or coursework (e.g., EIT, OSHA, HAZWOPER, BCxP, CEM, or similar).
  • Ability to meet or progress toward Environmental Professional (EP) qualifications under 40 CFR ยง 312.10.

Required Experience and Education

  • Bachelorโ€™s degree in Engineering, Architecture, Environmental Science, Geology, Construction Management, or a related field, or equivalent combination of education and relevant experience.
  • 2โ€“5 years of experience in commercial building assessments, environmental due diligence, construction, or related field.
  • Experience performing multifamily property inspections.
  • Experience performing or supporting PCA and/or Phase I ESA assignments.
  • Experience with transaction-based due diligence for lenders or investors preferred.

Physical Demands, Overtime, and Travel

  • Ability to perform fieldwork in a variety of environments, including walking large sites, accessing roofs, and navigating mechanical spaces.
  • Position is exempt and may require occasional extended hours to meet project deadlines.
  • Ability to travel up to 50โ€“75% for site inspections, including overnight stays and multi-day site visits.
  • Valid driverโ€™s license required.

Salary Range

The Salary Range for this position is $66,000 - $100,000 and is dependent on education, experience, location and certifications/licensure.
